About This Role

We're seeking a skilled and motivated Construction Manager who will be responsible for the construction of new Fulfillment Centers (FCs) throughout the United States, as well as renovations and tenant improvements at existing facilities. In this role, you'll serve as arenaflex's representative and direct point of interface with developers and general contractors, functioning as the primary integrator between construction and other arenaflex stakeholders responsible for equipping, furnishing, and operating our fulfillment centers.

This unique opportunity combines construction engineering, strategic planning, project management, facilities management, and contract management into one comprehensive role. You'll be working independently in your assigned regional area with minimal direction from leadership, exercising significant autonomy while still being part of a collaborative, supportive team.

Location: This is a remote position with frequent travel to job sites throughout the entire United States. We are open to hiring candidates to work from any virtual location within the USA.

What You'll Do: Key Responsibilities

Project Management & Execution


  • Lead project management for new construction of Fulfillment Centers throughout the US, as well as renovations and capacity improvements within existing facilities

  • Manage multiple projects simultaneously, ranging from relatively small renovations to large-scale, $100M+ new facility builds

  • Prepare comprehensive reports, specifications, and technical analyses to fully define design requirements, equipment, and services needed for capacity expansion and remodel projects

  • Conduct facility surveys and develop documented procedures to audit facilities, providing evaluations, analysis, and recommendations for facility infrastructure, safety, and security improvements

Technical Leadership & Design


  • Support construction scope review and development with internal technical teams and operational customers to facilitate engineering and design efforts on new and remodel projects

  • Provide technical direction concerning engineering design, AutoCAD, building design, layouts, build details, schedules, and materials in accordance with North American Customer Fulfillment design parameters

  • Review designs and ongoing construction for conformance to current building specifications

  • Provide critical review of current design standards to identify value engineering and design enhancement opportunities for internal engineering and schematic design partners

  • Identify and resolve clashes, design misses, and schedule conflicts with other arenaflex execution teams

Contract Management & Negotiation


  • Negotiate contracts and contract changes with developers and general contractors, presenting formal documentation for approval when required

  • Ensure that contracts are fit for purpose, cost-effective, and incorporate appropriate Service Level Agreements

  • Audit contractors to verify that the skills and competencies of contract labor meet requirements and that they are fit to undertake assigned work

  • Lead or assist in negotiations with appropriate regulatory bodies and Authority Having Jurisdiction (AHJ) entities as required

  • Receipt, review, and analysis of all proposed cost and time change requests as presented by external project teams

Financial Oversight & Reporting


  • Perform comprehensive budget tracking, forecasting, and management of assigned expansion, remodel, and new build projects

  • Review and guide internally requested changes for validity and impact, ensuring timely and cost-sensitive incorporation once approved

  • Establish and operate information systems necessary for effective scheduling and recording of contract work

  • Inform developers and contractors of projected changes in resource or work demand so they can take appropriate action

Team Leadership & Collaboration


  • Provide overall site management, coordination, planning, specification of business proposals, and coordination of subcontractors

  • Coach and guide all project teams—including developers, design engineers, general contractors, sub-contractors, and internal stakeholders—throughout the full project lifecycle

  • Ensure that contracted resources deliver work to meet duration and quality targets, addressing and correcting under-performance issues

  • Partner with teams tasked with transition of base building management and oversight of all turnover documentation

  • Facilitate and collaborate with others on due diligence evaluation of new opportunities

  • Assess project performance through Key Performance Indicators for safety, quality, cost, schedule, and sustainability

Communication & Travel


  • Maintain positive, clear, concise, and transparent cross-team communication for all aspects of project delivery

  • This role requires upwards of 60% travel regionally, with the potential of traveling to all North America locations based on business needs

What We're Looking For: Qualifications & Experience

Essential Qualifications


  • Education: Bachelor's degree in Construction Management, Engineering, Architecture, or a related field; OR equivalent combination of education and experience

  • Experience: Minimum of 5-7 years of construction project management experience, preferably in industrial, commercial, or logistics facility construction

  • Technical Proficiency: Strong working knowledge of construction management software, AutoCAD, and Microsoft Office Suite

  • Communication: Excellent written and verbal communication skills with the ability to present technical information to diverse audiences

  • Problem-Solving: Demonstrated ability to identify problems, analyze root causes, and implement effective solutions

  • Travel Capability: Willingness to travel up to 60% or more as required by project needs

Preferred Qualifications


  • Experience managing large-scale construction projects ($50M+) from inception to completion

  • Prior work in fulfillment center, warehouse, or logistics facility construction

  • Knowledge of LEED certification and sustainable construction practices

  • Familiarity with local, state, and federal building codes and regulations

  • Project Management Professional (PMP) or similar certification

  • Experience with design-build delivery methods

  • Proven track record of managing relationships with general contractors and developers
