The Director of Property Management leads the full operations and performance of Green Ocean Property Management’s 300+ scattered, multi-site residential, multifamily, and HOA properties. These properties are spread across many locations and are not in one single building.
- This role is in charge of strong operations, happy owners, great teams, rule compliance, and profit, while also helping the company grow and onboard new properties.Key ResponsibilitiesLeadership & People Management
- Lead and support a team of Property Managers, Leasing Managers, and support staff managing 300+ scattered properties.
- Set clear KPIs for:
- Occupancy
- Rent collection
- Maintenance response times
- Compliance and reporting
- Hire, train, coach, and grow the property management team.
- Hold leaders and managers accountable for results. Operational Excellence
- Oversee daily operations for scattered, multi-site residential and HOA properties.
- Make sure standards are followed across all locations.
- Track and maintain performance goals:
- Vacancy at 3% or less
- 21 days or less on market
- On-time renewals
- Strong rent collection
- Oversee property turns, inspections, and tenant experience across all sites. Client & Board Relations
- Act as the top escalation point for property owners and HOA boards.
- Prepare and present:
- Performance reports
- Budgets
- Capital planning recommendations
- Support contract renewals and help grow accounts through added services like maintenance and vendor programs. Financial & Compliance Management
- Partner with Finance to ensure accurate:
- Budgets
- Rent rolls
- Reserve tracking
- Monitor delinquency and enforce collection policies.
- Ensure all scattered properties follow local and state laws, safety rules, and insurance requirements. Growth & Portfolio Optimization
- Work with Business Development to onboard new scattered and multi-site properties smoothly.
- Standardize SOPs so the portfolio can scale without losing quality.
- Identify extra revenue opportunities such as:
- Maintenance
- Snow removal
- Landscaping
- Vendor programs
- Qualifications
- 8+ years in property management.
- 4+ years in a senior or director-level role.
- Strong experience managing large, scattered, multi-site portfolios.
- Solid knowledge of leasing, HOA operations, and property financials.
- Proven ability to lead teams and manage performance.
- Strong communication skills with owners, tenants, and boards.
- Experience with systems like Buildium, AppFolio, Asana, and Google Workspace.
