Project Overview

Seeking an experienced draftsman or residential designer to create permit-ready construction drawings for a 17 ft x 30 ft home addition. The project converts an existing covered patio into an enclosed family living space attached to the primary residence in Solano County, CA.

The design may include an optional bathroom and closet while ensuring compliance with California codes.

Existing Conditions

• One 30 ft wall attached to the home with:

• Two existing bathroom windows

• One sliding glass door (master bedroom access)

• One 17 ft wall with sliding glass door to kitchen

• Existing covered patio structure

• Utilities may include electrical panel, water spigot, sewer cleanout

Scope of Work

1. Design & Layout Development:

• 2–3 layout options (open living + optional bathroom/closet)

• Optimize natural light and flow

2. Construction Drawings:

• Floor plan, elevations, foundation, framing, roof plan

• Electrical and plumbing layouts

• Window/door schedules and construction details

3. Code Compliance:

• California Residential Code and Title 24

• Permit-ready for Solano County

4. Optional:

• 3D renderings
