LandJoy is seeking a highly motivated, commission-driven Land Sales Closer who thrives on follow-up, enjoys negotiating, and takes pride in turning interested prospects into happy landowners.
This is not a passive order-taking role. You will work warm inbound leads generated through our marketing efforts, but top performers don’t stop there — they create their own opportunities, follow up relentlessly, build trust, and drive deals across the finish line.

- WHAT YOU’LL DO
- Work warm inbound leads interested in purchasing vacant land
- Build rapport and uncover buyer needs
- Follow up consistently through phone calls, text messages, and email
- Handle objections and negotiate when appropriate
- Guide prospects through the purchase process
- Re-engage older leads that may still be interested
- Maintain detailed notes and pipeline activity within our CRM
- Manage your sales pipeline and prioritize high-value opportunities
- Respond to inquiries in a timely manner
- Coordinate documentation needed to complete transactions
WHAT SUCCESS LOOKS LIKE
- Successful team members:
- Consistently follow up with leads until a clear outcome is reached

- Generate a high volume of meaningful customer conversations
- Convert inquiries into closed sales

- Meet or exceed monthly sales goals

- COMPENSATION & EARNINGS POTENTIAL
Your income is directly tied to your performance.
- Compensation includes:
- Paid training period
- Commission on document processing fees on closed transactions
- Commission on down payments
- Ongoing commission on monthly payments from deals you close
- Additional bonus opportunities for exceeding performance goals
There is no cap on your earning potential. The more effectively you follow up, negotiate, and close deals, the more you earn.
REQUIREMENTS
- We are looking for high-performance, self-driven sales professionals who can operate independently and consistently drive results.
- Proven persistence in follow-up and closing activity
- Strong phone communication and persuasion skills
- Confidence discussing pricing and handling objections
- Competitive, results-driven “hunter” mindset
- Strong ability to self-manage workload and pipeline
- Excellent follow-up discipline (multi-touch, multi-day persistence)
- High attention to detail and CRM accuracy
- Ability to stay organized in a fast-moving sales environment
- Comfortable using CRM and online communication tools
- Reliable internet connection and quiet work environment
- Ability to work independently from home
- Willingness to work flexible hours, including evenings and weekends as needed to engage active buyers
- Preferred but not required:
- Proven success in commission-based or performance-driven sales roles
- Real estate experience
- High-ticket closing experience
- CRM pipeline management experience
